OVERVIEW
Mobeni forms part of the greater South Industrial Basin region. Mobeni West is situated west of South Coast Road and is primarily occupied by large-scale industrial premises geared towards manufacturing. Mobeni East forms part of the township of Dunns Grant. The area is highly sort after due to its proximity to the Port which is 10 kms away. 

ACCESSIBILITY AND DISTANCE
The Mobeni East and Jacobs Industrial node is bisected by the Inkosi Albert Luthuli Freeway (M4) and is in an area south of the Harbour. Mobeni is easily accessed from both the M4 and N2 freeways. 

This node is approximately 13 kilometres south of the Durban Central Business District. A large labour pool exists in Umlazi, west of subject node. The Old Durban International Airport is located 2 kilometres south and is accessed from the N2. 

NEARBY INDUSTRIAL AND COMMERCIAL NODES
Developments found here are typically of an industrial and a manufacturing nature but also include warehousing. This node is characterised by established and emerging tenants and/or owner-occupiers. Surrounding industrial areas include Jacobs, Clairwood and Prospecton to the far South. It enjoys good access as well as being in close proximity to the Harbour.

NEARBY AMENITIES
Mobeni is bordered to the west by residential neighbourhoods namely Lamontville, Montclair, Mobeni Heights, Woodlands, Umlazi and Yellow Wood Park. There are numerous schools in each of these areas ranging from Woodlands Primary School to New Forest High. Montclair Shopping Mall services the nearby community as well as Mega City Mall in Umlazi. There is a TVET College in Mobeni and there are two hospitals in the area, namely Clairwood Hospital and Prince Mshiyeni Memorial Hospital.  

PUBLIC TRANSPORT
Mobeni is serviced by Metro Rail and buses and taxis. The Metro Rail station is located on South Coast Road and is known as Merebank Station.
